House Prices and Production: How Low Will (Should) They Go

NATIONAL ASSOCIATION OF HOME BUILDERS
Mr. Denk joined us to provide an analysis of housing market conditions, nationally and regionally, present and future including an analysis examining house prices, production, mortgage pool quality and the implications for foreclosures. His forecast is for continued declines in housing production through the first half of 2009, turning up in the second half, with more impressive growth coming in 2010.  As he stated, "An optimist might point to sales of existing houses bottoming out last quarter, sales of new houses bottoming out this quarter, and housing starts bottoming out next quarter and say this indicates the housing market overall is beginning the process of recovery.  A pessimist might point to financial market stress and economic recession and see continuing darkness. These are very uncertain times."  Over the longer term, however, Mr. Denks predicts the price and production bubbles are largely deflated and demographic pressures are accumulating, so the important question really is how soon can we expect to get back to normal.  The NAHB thinks that over the long term sustainable demand is roughly 1.5 million single family starts plus another 300-400 multifamily starts; and that part of the boom was stealing from the future and part was just plain overbuilding, but supply and demand will return to balance by late 2012 or early 2013.

 

As an economist for more than 20 years in Washington DC working in the private, non-profit and government sectors, Mr. Denk is especially suited to present his knowledge and provide a forecast. As an economist with the NAHB, his responsibilities include developing econometric models of national, state and metropolitan area housing activity, long term projections of housing demand, and providing ad hoc analysis on a range of housing sector issues.

Referencing research conducted by the Harvard Builder Study in conjunction with Harvard's Joint Center for Housing Studies, he will discuss some industry best practices as well as examples from outside the home building industry that can improve supply chain efficiencies for the builder, dealer and manufacturer.
