FEATURED SPEAKER:
Brian Kilcourse
Managing Partner
Retail System Research
"Maintaining Shares of Sales in Today's New
Economic Reality"
Recognizing
that tough times push consumers to trade down, Brian
Kilcourse used RSR's extensive bed of research, much
conducted since the market collapse in Fall 2008, to provide
leading initiatives that can help combat new consumer
spending trends. These "real life" examples of winning
retail strategies included ways retailers can optimize
localization, customer experience, brand, workforce and
information. He provided down-to-earth tactics and
best practices of Retail Winners while the industry adjusts
to shifting consumer demand.

House Prices and Production: How
Low Will (Should) They Go
by
Robert Denk, Economist
NATIONAL ASSOCIATION OF HOME BUILDERS
Mr. Denk joined us to provide an analysis of
housing market conditions, nationally and regionally,
present and future including an analysis examining house
prices, production, mortgage pool quality and the
implications for foreclosures. His forecast is for continued
declines in housing production through the first half of
2009, turning up in the second half, with more impressive
growth coming in 2010. As he stated, "An optimist
might point to sales of existing houses bottoming out last
quarter, sales of new houses bottoming out this quarter, and
housing starts bottoming out next quarter and say this
indicates the housing market overall is beginning the
process of recovery. A pessimist might point to
financial market stress and economic recession and see
continuing darkness. These are very uncertain times."
Over the longer term, however, Mr. Denks predicts the price
and production bubbles are largely deflated and demographic
pressures are accumulating, so the important question really
is how soon can we expect to get back to normal. The
NAHB thinks that over the long term sustainable demand is
roughly 1.5 million single family starts plus another
300-400 multifamily starts; and that part of the boom was
stealing from the future and part was just plain
overbuilding, but supply and demand will return to balance
by late 2012 or early 2013.
As an economist for more than 20
years in Washington DC working in the private, non-profit
and government sectors, Mr. Denk is especially suited to
present his knowledge and provide a forecast. As an
economist with the NAHB, his responsibilities include
developing econometric models of national, state and
metropolitan area housing activity, long term projections of
housing demand, and providing ad hoc analysis on a range of
housing sector issues.

Home Building at a
Crossroads: How We Can Emerge from This Downturn Stronger and More
Competitive
By Kermit Baker, Ph.D., Senior Research Fellow
Joint Center for Housing Studies HARVARD UNIVERSITY
An industry maven, Dr. Kermit Baker will
join us to discuss his vision for the future of the building
industry during current economic times. With the troubled state of
existing conditions, Dr. Baker will address how builder
consolidation presents as-of-yet unrealized opportunities for a more
efficient and a more productive industry. Referencing research
conducted by the Harvard Builder Study in conjunction with Harvard's
Joint Center for Housing Studies, he will discuss some industry best
practices as well as examples from outside the home building
industry that can improve supply chain efficiencies for the builder,
dealer and manufacturer.

The
Case for Optimism, One Last Time
Carl E. Steidtmann, Chief Economist
& Director Consumer Business
Deloitte Research, Deloitte Services LP
With so much
focus on volatile stock markets, distressed mortgage lending and
declining housing, it is easy to view the economy through a lens
darkly. Notwithstanding these problems, the US economy has
weathered much worse. This presentation will present the case
for optimism about the US economy and the home improvement
industry over the course of the rest of this decade.

these secondary knock-on effects; and explained why the risk of a new
round of declines in home sales and construction is rising.

Supply Chain
Alignment as a Competitive Advantage
Tony L. Callahan (biography)
VP Strategic Sourcing & Natl. Purchasing
BEAZER HOMES (6th Largest Builder in U.S.)
Beazer believes the ability to create a
sustained competitive advantage in the marketplace will go beyond
the traditional approach of one homebuilder competing with another.
The future will be supply chain competing against supply chain.
Traditional adversarial roles have long inhibited systemic supply
chain management. Tony discussed how the winning supply chain
will embrace a holistic approach of collaboration between builder,
subcontractor, dealer, distributor and supplier.
